The short answer: Buy on South Padre Island if you want to walk to the beach or run a vacation rental. Buy in Port Isabel if you want waterfront living and newer single-family homes for less, just across the causeway. Buy in Laguna Vista if you want more house for the money, a quieter neighborhood and golf course or bay views. In October 2026 the average asking price is about $643,000 on the island, about $365,000 in Port Isabel and about $410,000 in Laguna Vista.

How do prices compare right now?

These figures are from active MLS listings (homes, condos and townhomes) on October 17, 2026. They are asking prices, not sold prices, and they change every week.

Laguna VistaAbout 57About $410,000About $232$135,000 to $1.9 million

The biggest difference is price per square foot. On the island you are paying for beach access and rental income potential. In Laguna Vista the same budget usually buys a larger home.

Who is South Padre Island best for?

The island is best for second-home buyers who want to be on the sand and investors who want a short-term rental. Most of what is for sale is condos, from older low-rise buildings to Gulf-front high-rises like Sapphire, Ocean Vista Towers and Bridgepoint. There are also bayfront and canal homes and the gated community at The Shores and Marina Village.

Before you buy here, plan for HOA dues, windstorm and flood insurance and the City's short-term rental rules. I cover those in Buying a Short-Term Rental on South Padre Island and How Much Does a Condo Cost on South Padre Island?

Who is Port Isabel best for?

Port Isabel sits on the mainland at the other end of the Queen Isabella Causeway, a short drive from the beach. It is a good fit for full-time residents, retirees and buyers who want a single-family home or a boat on the water without island prices. You will find historic homes near the Lighthouse, waterfront properties and newer construction in neighborhoods like Bahia Point. Read more in Why Buyers Are Choosing Port Isabel.

Who is Laguna Vista best for?

Laguna Vista is a small, quiet town on the Laguna Madre a few minutes past Port Isabel. It has the lowest average price per square foot of the three. It is a good fit for families, golfers and anyone who wants a bigger home and a yard. Many listings are in the SPI Golf Community, and there are bayfront homes with views of the island.
