What can you get for under $300,000?

Most condos under $300,000 are one-bedroom units of around 600 to 800 square feet, many in older buildings. They are a popular starting point for weekend owners and first-time rental investors. Check the HOA's rental rules before you buy, because not every building allows nightly rentals.

What does $300,000 to $600,000 buy?

This is the biggest part of the market, with more than half of all condos listed. Most are two-bedroom, two-bath units averaging about 1,140 square feet. Location on the island, the view and the age of the building make the biggest difference in price within this range.

What do luxury condos on South Padre Island cost?

Condos listed at $1 million and up are mostly three- and four-bedroom units in Gulf-front high-rises and new construction at The Shores. They average a little over 2,100 square feet and about $718 per square foot. See current listings on my South Padre Island luxury homes page, or browse buildings like Sapphire, Ocean Vista Towers and The Shores and Marina Village.

What costs should you budget for besides the price?

On the island, the purchase price is only part of the cost of owning a condo. Plan for HOA dues, property taxes, windstorm and flood insurance, and, if you rent it out, hotel occupancy tax and a City short-term rental license. These vary a lot from building to building. I cover the rental side in Buying a Short-Term Rental on South Padre Island and HOAs in Buying a Condo or Home in an HOA.

Is now a good time to buy a condo on South Padre Island?

With around 230 condos on the market, buyers have a wide choice of buildings, sizes and price points. For the latest trends, see my October 2026 market update. The right time depends on your budget, how you plan to use the condo and whether you want rental income.
