Here is where the South Padre Island, Port Isabel and Laguna Vista markets stand in mid-October 2026. I pulled these numbers from active MLS listings so you can see what's for sale right now and how the three areas compare.

South Padre Island: September by the numbers

South Padre Island is still a buyer's market. Here is what RPR shows for September 2026, with single-family homes and condos combined.

Months of inventory: 14.88, up 0.3% from August and 2.3% from a year ago.
Median days on market: 128, down about 12% from August.
Sale-to-list price: 95.4%, up from August.
Median sold price: $372,500, down about 35% from August.
Pending listings at the end of September: 23, with a median list price of $479,000.

That drop in the median sold price looks big, but only 24 properties sold on the island in September. A few higher-priced sales in one month can swing the median a lot. RPR's median estimated value for the island was $466,000, flat from August and down 1.1% from a year ago, which is a steadier read on values.

The good news is that properties sold a little faster and closer to asking price in September than they did in August.

South Padre Island

There are about 350 properties for sale on the island right now.

Condos and townhomes: about 240 for sale. Asking prices run from about $180,000 to $2.15 million. The typical asking price is around $555,000, or about $425 per square foot.

Single-family homes: about 37 for sale. Asking prices run from about $450,000 to $3.5 million. The typical asking price is around $1.2 million.

Lots and land: about 70 for sale, starting around $30,000.

Condos are still about two-thirds of everything on the market. That means buyers have a lot to compare, and the building you choose matters as much as the unit. See current listings on my South Padre Island homes and condos for sale page.

Port Isabel

There are about 110 properties for sale in Port Isabel.

Single-family homes: about 55 for sale, from about $135,000 to $1.3 million. The typical asking price is around $395,000, or about $275 per square foot.

Condos and townhomes: about 28 for sale, from about $120,000 to $950,000.

A lot of the new construction is in Bahia Point, with three-bedroom homes built in 2025 and 2026. See current listings on my Port Isabel homes for sale page.

Laguna Vista

There are about 60 properties for sale in Laguna Vista. Single-family homes typically ask around $500,000, and townhomes and condos around $285,000. Most of what's for sale is in the SPI Golf Community. See current listings on my Laguna Vista homes for sale page.

What this means if you're buying

You have options. With this much inventory on the island, I would look closely at properties that have been on the market a while or have had a price reduction. If the island is over your budget, Port Isabel and Laguna Vista give you more space for the money and you are still minutes from the beach.

What this means if you're selling

Buyers are comparing. Price it correctly, make it look its best, and market it well. I price using recent sales in your building or neighborhood, not island-wide averages. If you want to know what your property is worth today, request a free home valuation or call or text me at (903) 879-2770.
