Selling on South Padre Island: Your Questions, Answered
Selling a home or condo on the island is a big decision, and most of my sellers ask me the same good questions before we ever sign anything. Here are those questions with honest answers, so you know exactly what to expect and how I'll take care of you. If yours isn't here, call or text me at (903) 879-2770. Here to help!
What is my South Padre Island property worth?
It depends most on your building or street, not island-wide averages. I compare recent sales and active listings in your building or neighborhood, then adjust for floor, view, updates, furnishings, HOA dues and rental history. You'll get a written, property-specific price range from me, not a guess from a website. Request a private home valuation and I'll walk you through it in person or by phone.
Is now a good time to sell?
Buyers on the island have a lot to choose from right now. In September 2026, South Padre Island had about 14.9 months of inventory, and homes and condos that sold went for about 95% of their list price, per RPR. That doesn't mean you can't sell. It means pricing, presentation and marketing matter more than ever. I'll show you the numbers for your building and tell you honestly whether to list now or wait.
How long will it take to sell?
The median time on market on the island was about 128 days in September 2026, per RPR. Well-priced, well-presented properties often go faster, and overpriced ones sit. Before we list, I'll give you a realistic timeline for your type of property and a plan to keep it moving.
How will you price my home?
I price to bring in buyers in the first few weeks, when interest is highest. We'll look at what sold, what's pending, and what you're competing against today. If the market tells us something after we list, I'll bring you showing feedback and online activity and we'll decide together on any adjustment.
What should I fix or update before I list?
Usually less than you think. I'll walk through with you and point out the few things buyers notice most: fresh paint, deferred maintenance, salt-air wear on doors and railings, lighting and a clean, uncluttered look. I have local painters, cleaners, handymen and stagers I trust, and I can coordinate them for you.
How will you market my property?
Professional photography and video, a strong MLS listing that reaches every agent, syndication to Zillow, Realtor.com, Homes.com and HAR, social media, my website and direct outreach to agents with island buyers. As a Certified Luxury Home Marketing Specialist (CLHMS) and Keller Williams Luxury agent, I present higher-end properties with the polish that buyers in that price range expect.
I don't live here. Can I sell from out of town?
Yes, and many of my sellers do. I can meet vendors at the property, handle lockbox and showing access, send photo and video updates, and you can sign documents electronically. The title company can arrange a remote or mail-away closing. You will always know what's happening without having to fly in.
My condo is a vacation rental. What happens to my bookings?
We'll plan around them. Some sellers keep renting while the property is listed; others block the calendar to make showings easy. We'll talk with your property manager about showing access, future reservations and whether they will transfer to a buyer, and spell it out in the contract. Rental income history can also be a selling point for investor buyers.
Should I sell furnished?
Often yes on the island, especially for condos that are rented. Many buyers want to be rental-ready on day one. We'll decide together, and anything that conveys gets listed clearly in the contract so there are no surprises.
What documents will I need?
Common ones are the Seller's Disclosure, a survey or T-47 affidavit, HOA documents and the resale certificate for a condo or HOA community, and any windstorm (WPI-8) certificates, permits and warranties you have. My transaction coordinator and I will tell you exactly what's needed for your property and help you gather it.
What about insurance, inspections and repairs?
Island buyers pay close attention to windstorm and flood insurance and to the condition of roofs, windows, A/C and anything exposed to salt air. If you have recent inspection reports, insurance quotes or repair receipts, they help buyers feel confident. I'll help you anticipate what an inspector may flag so there are fewer surprises after the option period starts.
What will it cost me to sell?
Typical costs include brokerage fees, title and closing costs, your share of prorated property taxes and HOA dues, and any repairs you agree to. Brokerage fees are not set by law and are fully negotiable. Before we list, I'll give you an estimated net sheet so you can see what you'll walk away with.
Do I owe taxes when I sell?
That depends on your situation, especially for a second home or rental property. I'm not a tax advisor, so I always recommend talking with your CPA before you list. I'm happy to connect you with local professionals.
Can we close if a hurricane is in the forecast?
Insurance companies may pause new policies when a storm is approaching, which can delay a buyer's closing. We'll plan the timeline with that in mind during hurricane season and keep you posted if anything changes.
How often will I hear from you?
As often as you want, and at least every week. You'll get showing feedback, online activity and market updates, and you can always call or text me. I live on the island, so I can be at your property quickly when something comes up.
Why should I list with you?
I'm a full-time island resident who gives every client concierge-level service. I hold the CLHMS, ABR, RSPS and GRI designations, serve on the South Padre Island Board of REALTORS Board of Directors, and work with a dedicated transaction coordinator so every detail is handled from listing to closing. My clients' reviews say it best: responsive, honest and always on your side. Meet Lauren.
