South Padre Island Real Estate Market Update: What July 2026 Numbers Tell Us
If you're wondering what the South Padre Island real estate market is doing right now, the latest July 2026 numbers give us a pretty good picture.
South Padre Island remains a buyer’s market, but there are some interesting shifts happening beneath the surface. Inventory is still high, properties are taking longer to sell, and buyers have negotiating power—but the amount of inventory has actually come down compared with both last month and last year.
As a full-time South Padre Island resident and REALTOR®, I think that's an important distinction.
A buyer’s market doesn't necessarily mean the market is getting worse. It means buyers currently have more choices and more leverage—and sellers need to be realistic and strategic.
Here’s what I'm seeing in the latest South Padre Island real estate market data for July 2026.
South Padre Island Is Still a Buyer's Market
South Padre Island had 13.48 months of inventory in July 2026, firmly placing us in buyer's-market territory.
But here's the part I find more interesting: inventory decreased 3.4% from June and 16% compared with a year ago.
So while we still have a significant amount of inventory, the supply of available properties is moving in the right direction.
For buyers, 13.48 months of inventory still means choice.
For sellers, the year-over-year decline in inventory is something worth watching. If that trend continues, the balance between buyers and sellers could gradually begin to shift.
South Padre Island Homes Are Taking Longer to Sell
One of the biggest changes in July was the amount of time properties spent on the market.
The median days in RPR increased to 128 days, a significant 64.1% increase from the previous month.
That's more than four months.
To me, this is one of the most important numbers for anyone thinking about selling a property on South Padre Island right now.
Buyers aren't necessarily in a hurry. They have options, and they're comparing properties.
That means pricing, condition, presentation and marketing matter.
Putting a property on the market at an aspirational price and hoping someone eventually comes along is a much tougher strategy when buyers have more than a year's worth of inventory to choose from.
What Are Homes Selling for on South Padre Island?
The median sold price in July was $374,625, down approximately 5.9% from June.
At the same time, the median list price for active properties was considerably higher at $499,250, down just 1.1% month over month.
I think those two numbers together are particularly interesting.
They don't mean every property listed around $500,000 is overpriced. The mix of properties that sold during a particular month can have a major impact on the median sale price—especially in a market as diverse as South Padre Island.
But they do reinforce something I tell sellers all the time:
The market determines value, not the asking price.
Buyers Are Negotiating
South Padre Island properties sold for a median 95.6% of their list price in July.
In other words, buyers are negotiating.
That doesn't mean every seller should expect to take a large discount. A beautifully presented property that's priced correctly can be a completely different situation from a property that has been sitting on the market for months.
But if you're a buyer, this is a market where I would absolutely want to understand where there may be room to negotiate.
And negotiation isn't always just about price.
Depending on the property and transaction, there can also be conversations around furnishings, closing costs, repairs and other terms.
Nearly $500,000 Is an Important Price Point Right Now
There's another trend in the July report that caught my attention.
The median list price of new pending listings was $489,000, while the median list price of all properties pending at the end of July was $492,000. Meanwhile, the median active listing price was $499,250.
Those numbers are remarkably close.
It tells us there is still activity around that price range. Buyers haven't disappeared—they're making decisions and properties are going under contract.
The challenge for sellers is making sure their property stands out among the alternatives.
Are South Padre Island Property Values Falling?
This is where I would be careful with broad statements.
RPR's median estimated property value for South Padre Island was $467,000 in July, down 0.9% from June and 1.9% over the previous 12 months.
That's a relatively modest year-over-year change compared with what someone might assume when they hear the words "buyer's market."
And this is exactly why I don't believe one statistic tells the whole South Padre Island story.
A Gulf-front condo, bayfront condo, luxury residence, townhouse and investment property aren't necessarily competing for the same buyer.
Even two condos in the same building can have very different values depending on the floor, view, condition, renovations, furnishings and rental history.
South Padre Island is an extremely property-specific market.
Is Now a Good Time to Buy on South Padre Island?
For the right buyer, I think this is a very interesting market.
You have 13.48 months of inventory, longer market times and evidence that buyers are successfully negotiating below asking price.
That combination gives buyers something valuable:
options.
If you've been considering a South Padre Island condo, beachfront property, waterfront home, second home or investment property, this is the kind of market where having patience and knowing the local inventory can pay off.
Some of the first properties I would look at are those that have accumulated significant days on market, had price reductions or are competing against several similar properties.
That's where knowing the individual building and the seller's competition becomes important.
What Would I Tell a South Padre Island Seller Right Now?
My advice is pretty simple:
Price it correctly. Make it look its best. And market it aggressively.
The July numbers show us that buyers are still buying—but they're taking longer to make decisions and they're negotiating.
With a median market time of 128 days, sellers should also be prepared for the possibility that selling may take longer than it did during the fastest years of the market.
This isn't the time to blend in.
Professional photography, elevated presentation, digital exposure and understanding exactly how your property compares with the competition are increasingly important.
When I'm preparing a South Padre Island property for the market, I don't just want to know what sold six months ago.
I want to know what buyers can choose instead of ours today.
That's the competition.
My Outlook for South Padre Island Real Estate
July's numbers actually give me reasons to be cautiously optimistic.
Yes, South Padre Island remains a buyer's market.
Yes, properties are taking longer to sell.
And yes, July's median sold price declined from June.
But inventory also fell 16% year over year, and properties continue to move into pending status around the $490,000 price point. That's why I wouldn't describe this as a "bad" South Padre Island real estate market.
I'd describe it as a selective market.
Buyers have leverage. Sellers have competition. And properties that are priced, presented and marketed correctly have the best opportunity to stand out.
